Why people move here

A house with a yard, between the beach and Orlando.

Price

More home for the money

Deltona's median is about $305,000, compared with about $343,000 for Volusia County and about $415,000 statewide.

Location

I-4 on the west side

Daytona Beach is about 30 minutes away. Downtown Orlando is about 40 to 55 minutes, longer at rush hour.

Water

Lakes everywhere

Lakes inside the city, Lake Monroe and the St. Johns River on its edge, and the Atlantic about 25 miles east.

I'll tell you the truth: Deltona isn't a resort town. It's a place where regular people can afford a house with a yard and still get to the beach and to Orlando.

Where to live

What you'll find when you start looking.

Classic Deltona

Concrete-block ranch homes from the 1960s to 1990s, usually 3 bedrooms and 2 baths with a yard. Many have no HOA.

Lakefront and lake view

These cost more and sell fast. Ask about lake levels and flood zones before you fall in love.

New construction

Select builders are still adding communities toward the city's edges, with incentives that can help with closing costs or your rate.

Older homes may be on septic and well. That isn't bad, but it changes your inspection list. I'll walk you through it.

Homeowners insurance

Florida premiums are higher than most states. Get a quote before you write an offer.

Flood insurance

Some homes need it and some don't. Check the flood zone first.

Homestead exemption

Once the home is your primary residence, file for Florida's homestead exemption. Ask me about timing before you plan your move date.

Figures are estimates from public sources as of October 2026 and change often. Verify taxes, insurance and flood zones for any specific property.

Buying from out of town

How it works, step by step.

1. Get pre-approved first

Before you look at a single house. Ask about down payment help too. I teach the homebuyer classes.

2. Tour in person or by video

I do live video tours when you can't fly in yet.

3. Offer and inspections

Most Florida deals use the AS IS contract. Wind mitigation and four-point inspections can lower your insurance.

4. Close, even remotely

Many Florida closings can be signed by mail or online. Then file your homestead exemption.

How I help

You're not doing this alone.

Before real estate, I was a counselor. Moving is stressful, and I know how to keep things calm when they get hard. I tell you the truth about neighborhoods and homes, including the ones I'd skip, connect you with lenders, inspectors and insurance agents I trust, and stay with you to closing.
